About

Built from the lender's side of the table.

Dr Tobi Elusakin, founder

Tobi has spent more than a decade working across sustainability consulting and banking. His work has covered buy-to-let and commercial lending and credit committee processes, buildings insurance risk including subsidence and flood, green and sustainability-linked finance, and property energy use and emissions strategy.

Most recently he worked in sustainable finance at Santander UK, on green and sustainability-linked loan governance, EPC benchmarking for the residential mortgage book and flood risk methodology.

He holds a PhD in Energy and Sustainability and facilitates learning for MIT Professional Education, including on ethics in sustainability.

He founded Verdintel because the people making retrofit decisions rarely get advice that joins up the building, the finance and the risk. Fabric First is the result: tools and advice that are technical enough to be right about buildings and commercial enough to hold up in front of a lender.

How we work

  • Fabric before kit. Reduce demand first. Then choose the system.
  • Capital efficiency over virtue. Measures earn their place on cost per EPC point, risk and value.
  • Mandated versus encouraged. We separate what the rules require from what is merely on the horizon.
  • Plain answers. We tell you when the answer is "don't", including when it costs us work.
  • Independent. No product sales and no installer commissions.
