The Fabric Gate

Grade the building before you spend on it.

Every Fabric First assessment starts with one question: how good is the envelope? The answer decides which upgrades are allowed to compete for capital. It is the step that stops the most expensive mistake in retrofit, electrifying a building that still leaks heat.

  1. Poor

    Fix the envelope first

Little or no loft, wall or floor insulation, single glazing or high air leakage. Spending on the heating system now buys an oversized system for a building that will change.

Fabric first. Controls and lighting can proceed. Heating upgrades, heat pumps and solar wait.

  2. Adequate

    Proceed, with a penalty

Core insulation is in place but with gaps. Most measures can be scored, and the remaining fabric work is planned around the next refurbishment.

Score all measures. Heat pumps and solar carry a one-point penalty.

  3. Strong

    Score on merit

A well-insulated envelope, good glazing and controlled airtightness. Electrification and on-site generation now earn their place on the numbers.

    All measures scored without penalty.

Why Verdintel

Everyone else in this space is selling something. We can tell you to spend less.

Installers sell measures. Assessors sell certificates. Lenders sell loans. Verdintel sells judgement, so the answer can be "not yet", "do the cheap thing first" or "sell this one".

That judgement comes from the lender's side of the table. Our founder, Dr Tobi Elusakin, has worked across buy-to-let and commercial lending, credit committee processes, buildings insurance risk, green and sustainability-linked finance, and property energy and emissions strategy.

How we build every tool

  1. Take a requirement people find confusing.
  2. Separate what is mandated from what is merely encouraged.
  3. Find the sequencing error that wastes the most money.
  4. Build a gate that stops people making it.
  5. Score options on capital efficiency, not virtue.
  6. Say plainly when the answer is "don't do this".
